Finding your next home at IBEC is easy and exciting. Take a moment to get familiar with our application procedures to begin the process.
Once you've found an apartment you love, complete an online rental application for $20 per applicant. Each person over 18 who will live in the apartment must submit a separate application. Applications are processed within 2–3 business days.
To qualify for an apartment, applicants typically need to demonstrate an annual income of at least 40 times the monthly rent. Self-employed applicants may provide two years of tax returns as proof of income. Guarantors are accepted for applicants who do not meet the income requirements.

- Government-issued photo ID
- Two most recent pay stubs
- Two most recent bank statements
- Employment verification letter
- Two years of tax returns (if self-employed)
- Reference letters (optional but helpful)
A security deposit equal to one month's rent is required at lease signing. The deposit is held in a separate interest-bearing account as required by New York State law and will be returned within 14 days of your move-out, less any documented deductions.
Upon approval, you will be invited to sign a standard New York State lease agreement. The first month's rent and security deposit are due at signing. All leases are typically for a term of one year, with renewal options available at the end of the term.
